Welcome to Building and Neighborhood Compliance
The Miami-Dade Building and Neighborhood Compliance (BNC) Department issues building permits for projects in unincorporated Miami-Dade County and the City of West Miami. The new department expansion now includes the functions of the former Building Code Compliance Office and the department of Neighborhood Compliance (formerly TeamMetro).
Building permits are issued by different building jurisdictions. Each city has its own building official who issues building permits for work within that city's limits.
- To view or obtain copies of the original building plans of a home or commercial property, schedule an appointment Monday through Friday during the hours from 7:30 a.m. to 3:00 p.m.
- Inspections depend on what is involved in the project. Simply stated, an inspection is required prior to covering up any part of the construction.

NOTICE: Due to scheduled system maintenance, the following Building and Neighborhood Compliance (BNC) online applications will NOT be available on Sunday April 24th, 2011 beginning at 10 AM for approximately two hours: Microfilm, Plans Tracking, Product Control Search and e-permitting (online retrieval of job copies) will not be available on Sunday April 24th, 2011 beginning at 10 AM until noon.

All new construction, addition, renovation or changes in use resulting in an increase in water consumption need a Water Supply Certification letter. The Miami-Dade Water and Sewer Department's program is designed to assure adequate water supply is available to all County water users. This will ensure compliance with Comprehensive Development Master Plan (CDMP) policies and the permitted withdrawal capacity in the 20-year Water Use Permit. Effective December 15, 2010, the City of Sweetwater annexed portion of unincorporated area of Miami-Dade County
Effectively immediately, the Miami-Dade County Building and Neighborhood Compliance Department will no longer accept new permit applications for work to be performed on the properties annexed by the City of Sweetwater. Permit applicants will need to go to City of Sweetwater, 500 SW 109 Ave, Sweetwater, FL 33174, phone 305-221-0411. Miami Dade County Product Control Section will be providing validation service to those manufacturers opting to list their NOAs with the State of Florida. Please note that a processing charge will apply for providing this service.

Miami-Dade County Foreclosure Registry Application Now On-LineIn order to facilitate a more efficient and expedient process to register residential units in the Unincorporated area of Miami-Dade County once they commence the Foreclosure process, the Building and Neighborhood Compliance Department has improved the application process by introducing the electronic filing of the Registry application, as well as its payment.
